When old flooring comes up, what is left behind is rarely a clean slab. There may be adhesive residue, paint, sealers, tile bed mortar, or a rough surface that will not bond properly to new materials. Mechanical grinding is often the first step in getting that slab ready. This article explains when it is used and what it involves.

What grinding does

Grinding uses a machine fitted with abrasive discs or diamond tooling to remove a thin layer from the top of the concrete. It can:

  • Remove old adhesives, paints and sealers that would stop new adhesive bonding
  • Take down high spots and ridges before levelling
  • Open the surface of a smooth or contaminated slab so primers and compounds can bond
  • Clean up after tile removal

It is different from polishing concrete as a finished floor. Here, the goal is a sound, clean, bondable surface that the next layer can stick to.

When we recommend it

Grinding is most often needed when:

  • Carpet, vinyl or tiles have been removed and residue remains
  • The slab has a curing compound or sealer that blocks adhesion
  • There are ridges, trowel marks or lips that levelling alone will not fix
  • A commercial specification calls for a mechanically prepared substrate

It is not always needed. A clean, flat new slab may only need a light preparation and primer. We decide after seeing the floor and checking it against the requirements of the product being installed.

Dust control

Grinding creates dust. On commercial and residential jobs we use equipment with dust extraction connected to suitable vacuums, and we plan containment for occupied buildings. Tell us about sensitive areas, such as data rooms, kitchens or clinical spaces, so we can plan protection and timing. Some sites prefer grinding to happen after hours.

Noise and access

Grinders are loud. In apartments, shopping centres and occupied offices, building rules often limit when noisy work can happen. Send us the rules at quote stage and we will program the grinding around them.

Grinding and levelling together

Grinding often comes before self-levelling compound. The grind removes contaminants and high spots, then the levelling fills low spots and gives a smooth surface. Both are quoted as separate lines because the quantity of each depends on the slab.

How long it takes

Time depends on the area, what has to be removed and how hard the residue is. Old black adhesives and thick tile beds take much longer than a light surface clean. We give a realistic estimate after the measure and tell you if conditions on the day turn out different from what we could see.

Why it matters

Adhesive failure, lifting edges and bubbling are expensive to fix once the new floor is down. Most of these failures come from poor preparation, not poor product. Investing in the right grinding and preparation protects the cost of the finished floor and helps the manufacturer’s warranty stand.

Grinding in occupied and sensitive buildings

Grinding is one of the noisier and dustier parts of floor preparation, so in occupied buildings it needs careful planning. In offices, it's often done after hours or in isolated zones with temporary barriers. In healthcare, aged care and childcare, dust control and infection-control requirements may apply. In retail, centre management usually restricts noisy work to specific hours.

Dust control starts with the right equipment. Grinders connected to suitable extraction, plus sealing off the work area from adjoining spaces and air-handling where needed. Protecting finished surfaces, joinery and services nearby matters too.

It's also worth confirming what's being removed. Old adhesives, coatings and sealers can vary, and some older materials need specific handling. If there's any doubt about what's on a floor in an older building, raise it before work starts. Grinding is usually followed by patching or self-levelling and priming, so the program should allow for each step.
