For a landlord, flooring is a balance. It needs to look good in listing photos, survive years of tenants, and be quick to clean or repair between leases. The wrong choice can mean replacing floors every few years or losing rent while work is done. This guide covers the practical side.

What tenants are hard on

Rental floors usually wear fastest in entries, hallways and living rooms, and suffer the most damage in kitchens and wet areas. Common issues include scratches from furniture, pet damage, stains, and water damage near sinks, dishwashers and laundries.

Vinyl plank for living areas

Durable vinyl plank is a common choice for rental living areas. It looks like timber, cleans easily and, when the right product is chosen, handles spills well. Damaged planks can sometimes be replaced individually, depending on the installation system. Choose a wear layer suited to heavy use instead of the thinnest option. The cheapest product often costs more over several tenancies.

Sheet vinyl for wet areas

For laundries, bathrooms and toilets, sheet vinyl gives a continuous surface with fewer seams for water to get into. It is practical and quick to clean.

Carpet in bedrooms

Many tenants still like carpet in bedrooms. A hard-wearing carpet in a mid tone hides wear better than very light colours. Some landlords move to hard floors throughout to reduce cleaning and replacement cycles. Both approaches work. It depends on the property and the market.

Timing between tenancies

The best time to replace floors is between leases. Plan early:

  • Book the measure before the current tenant vacates if access allows
  • Confirm the vacancy dates with us so materials can be ordered
  • Allow time for uplift, preparation and installation
  • Schedule cleaning and photos after the floor is finished

Compare quotes properly

When comparing quotes, check that each one includes the same items: product name and grade, uplift and disposal of old floors, floor preparation, trims and transitions, and whether furniture moving is included. A quote that leaves out preparation can look cheaper until install day.

Thinking about floors as part of the rental return

For landlords, flooring is both an expense and part of what makes a property easy to lease. Tired carpet in living areas is one of the first things prospective tenants notice. Durable, easy-clean vinyl plank changes the look of a property and reduces cleaning disputes at the end of a lease, because marks and spills wipe off rather than staining.

Plan for repairs from the start. Keep a box of spare planks at the property or with the property manager, labelled with the range and colour. If a plank is damaged, a single-piece replacement is much simpler than redoing a room. In wet areas, sheet vinyl gives a seamless surface that tenants find easy to clean.
