Flooring in an aged-care setting does more than look good. It affects how easily residents move, how staff clean, how loud a corridor feels at night, and how quickly a room can be returned to service. Facility managers and builders often juggle all of these at once. This guide sets out the main considerations room by room.

Start with the residents

Older residents may use walking frames, wheelchairs or have reduced vision and balance. That shapes several decisions:

  • Transitions: level changes between rooms should be minimised and finished with suitable trims, so they do not become trip points or block wheels.
  • Contrast: strong pattern or dramatic colour changes can be confusing for some residents and may look like a step or hole. Calm, even floors are generally easier to read.
  • Comfort and acoustics: hard floors carry sound. Products with acoustic backings, or carpet tiles in suitable areas, can help with noise in corridors and lounges.

Bedrooms

Bedrooms often use a commercial vinyl or timber-look vinyl plank that looks homely but cleans like a commercial floor. Some providers prefer carpet or carpet tiles in bedrooms for warmth. In that case, choosing products suited to frequent cleaning and spot treatment matters.

Ensuites and bathrooms

Wet areas are where safety and hygiene meet. Safety vinyl with documented slip resistance is commonly specified, installed as welded sheet with cove skirting so there are no open joints at the wall. Falls to the floor waste must be formed in the substrate before the vinyl goes down. We do not invent slip ratings. We supply products that meet the classification named in your specification.

Corridors and common areas

Corridors carry the most traffic, from residents and staff to trolleys, beds and cleaning machines. Durable sheet vinyl or commercial vinyl planks are common, chosen for wear and ease of cleaning. Lounges and dining rooms often combine a homely timber look with practical performance.

Utility, kitchen and service areas

Dirty utility rooms, laundries and kitchens need hygienic, chemical-tolerant surfaces. Welded sheet vinyl with coving is the usual approach, and some areas may require safety vinyl.

Staged installs in operating facilities

Most aged-care flooring work happens in occupied buildings. Residents may need to be moved for a day or two while their room is done, and corridors may have to stay passable. We plan installs room by room or wing by wing with your facility team, use low-odour products where suitable, and keep work areas tidy and separated. After-hours or weekend work can be scheduled where the program allows.

Preparation and existing floors

Older facilities often have several layers of previous flooring, patched slabs or old adhesives. We assess the substrate and quote floor preparation separately, including uplift, grinding and levelling where needed.

Maintenance plan

Before you finalise products, check that your cleaning contractor’s methods and chemicals suit them. Some floor finishes and some slip-resistant surfaces need particular care. We can pass manufacturer maintenance guidance to your team at handover.

Involving staff in flooring decisions

Care staff and cleaners know how a facility's floors actually perform. They see where residents walk, where wheelchairs and lifting equipment turn, where spills happen and which floors are hard to clean. Involving them early, alongside facility managers and designers, leads to better choices.

Ask practical questions. Where do mobility aids struggle with transitions? Which rooms are hardest to clean? Are there areas where residents seem unsure underfoot, perhaps because of busy patterns or glare? Answers like these guide colour choices, transition details and product selection for each area.

Then plan the works with care routines in mind: which rooms can be vacated and for how long, how residents will be moved, and how noise and odours will be managed.
