On a construction or fitout project, flooring is usually one of the last trades through. That means it is often squeezed. The slab may still be wet, other trades may be working in the same rooms, and practical completion is close. A good flooring subcontractor helps the builder manage those pressures instead of adding to them. Here is what 8K Flooring Group aims to provide on builder projects.
We price from drawings and finishes schedules, then confirm on site once the slab is accessible. Quotes separate supply, installation, floor preparation, coving, welding, trims and any after-hours work, so the builder can compare like with like and handle variations cleanly.
Flooring needs a clean, dry, weathertight building and finished walls in most rooms. Ideally it goes in after painting and before joinery is fitted, or around joinery depending on the detail. We work to the builder’s program and flag early if the sequence will cause problems, such as joinery installed before coving or other trades on the floor during adhesive curing.
The most common problem on new builds is slab moisture. New concrete can take time to dry to a level suitable for vinyl and adhesives. We test and report results, then advise on options if the program cannot wait, such as moisture-mitigation systems where the product manufacturer permits them. We do not lay over a slab that will put the floor at risk without telling you first.
We supply and install, so product ordering, delivery and storage are part of our scope. Deliveries are timed to the program, and materials are acclimatised as the manufacturer requires. On tight sites we coordinate drop-offs with the site manager.
Tell us the site’s safety requirements, such as inductions, SWMS, PPE and sign-in, and we plan the crew and paperwork to them. We keep work areas tidy and remove our waste as agreed in the scope.
New floors are vulnerable to other trades. We recommend protection in high-traffic areas after installation and can supply it if it is in scope. Damage caused by others after handover is best managed with clear protection and sign-off.
Before handover we walk the floors with the site manager and fix any defects. We provide product information and maintenance guidance for the client’s manual.
Some builders buy flooring supply-only and use their own installers. That can work, but it splits responsibility for performance. See our supply and install page for why most commercial clients keep both with one contractor.
On a building site, the flooring contractor depends on everyone before them. Slabs need to be ready, walls painted, wet trades finished and access clear. The simplest way to protect the program is regular, short communication: confirming slab readiness a week before the scheduled start, flagging any material lead-time risks as soon as they appear, and confirming the areas available on the day.
When problems come up, such as a slab that's too wet, a room that isn't ready or an access issue, a quick call and a written note let the site manager re-sequence rather than lose a day. After install, clear protection requirements matter. Other trades walking on a new floor with dirty boots, or dragging equipment, cause most early defects.
